    Mortgage experts and politicians are up in arms over a revamp to borrowing rules that will see home buyers with higher credit scores penalized in favor of those with lower ratings.

    President Joe Biden has come under fire for changing the way Loan-Level Pricing Adjustments (LLPAs) are calculated, which will effectively ‘tax’ those who have built up good credit scores. The new rules come into effect May 1.

    In real terms, it means borrowers with a good credit rating – above 740 – could pay as much as $375 extra in the long run while those with poorer scores – below 639 – stand to save up to $6,000.

    The precise amount will vary according to the buyer’s credit rating, the size of the down payment, and the property’s valuation. With the new approach, you would be charged a fee equivalent to 1.75 percent if you had a credit score of 620 and financed a $300,000 property at a 95 percent LTV or higher. It comes to $5,250 in total.

    The same borrower would have been required to pay an LLPA equal to 3.75 percent of the mortgage, or $11,250, under the previous system. The borrower has so saved a total of $6,000. However, a buyer getting the identical loan with a credit score of 740 will have to pay $375 more than they would have in the past.

    There are certain ways you might be able to avoid the costs if you have a higher credit score and will be required to pay extra in LLPAs as of May 1. For instance, according to mortgage industry professionals, it is not unusual for the seller to cover the LLPA costs during a mortgage rate buydown discussion.
